Welcome to TD Event Space (“we,” “our,” “us,” or “Venue”). These Terms of Use & Conditions govern your access to and use of our website, tdeventspacedenver.com, as well as the rental and use of our venue and services.

By accessing our website, submitting an inquiry, booking an event, or using our venue, you agree to comply with and be bound by these Terms of Use & Conditions.

Please read them carefully.


Website Use Terms

General Website Use

The content on this website is provided for informational and business purposes only. By using this website, you agree to use it lawfully and not for any prohibited purpose.

You may not:

  • Use the website in any way that could damage, disable, or impair the site

  • Attempt unauthorized access to our systems or data

  • Submit false or misleading information

  • Use content from the website without written permission

  • Use the website for unlawful, fraudulent, or abusive purposes

We reserve the right to restrict or terminate website access for violations of these terms.

Venue Rental Terms

Reservations & Booking

Event dates are not secured until:

  • A signed rental agreement is completed

  • Required deposit is paid

  • Any required insurance documentation is submitted (if applicable)

We reserve the right to decline bookings at our discretion.

Use of Facility

TD Event Space is intended for private events only; events open to the general public are not permitted. Any activity involving direct or indirect sale of products, food, beverages, admission charges or services during the event whether for personal, commercial, or third-party benefit shall be considered a for-profit event.

Guest Conduct

  • Guests must remain within the venue for the duration of the rental period, except when briefly stepping outside for phone calls, smoke breaks, retrieving personal items from their vehicles, or departing the premises. Client agrees to make reasonable efforts to prevent loitering or disruptive gatherings outside the venue.

  • The use of fireworks, cold sparklers, explosives, graffiti, confetti, glitter, streamers, staples, nails, or screws inside the Facility or parking lot is strictly forbidden.

  • Decorations on walls or ceilings are strictly prohibited; all dĂŠcor must be free standing.  Violations could cause the forfeiture of the damage deposit.

  • Any condition of the Facility requiring excessive cleaning inside or outside the venue will incur a penalty starting at $250 USD, which may increase depending on the severity of the situation. 

  • Consumption of alcohol and food outside the Facility is prohibited. Drugs and weapons are strictly forbidden.

  • The Client is responsible for any fines, penalties, or claims arising from excessive noise, inappropriate conduct of guests, or damage to neighboring properties.

  • The Client authorizes that any penalties under this Agreement be automatically deducted from the damage deposit without additional approval.

  • Should the Facility be used for purposes other than those agreed upon or if neighboring property is affected by the Client or their guests' activities, the proprietor has the right to STOP the event, TERMINATE this Agreement, and RETAIN ALL PAYMENTS MADE.  

Pet Policy

No pets of any kind are allowed on the premises unless explicitly permitted in the contract.

Child Supervision

Children must be supervised at all times.  TD Event Space staff and contractors are not responsible for monitoring children.  The client is liable for any damage or excessive cleaning caused by children, including residue on curtains, walls, windows, etc.


Payments

Rental fees, deposits, security deposits, cleaning fees, and any additional charges must be paid according to the agreed payment schedule.

Failure to make payments on time may result in cancellation of the reservation and forfeiture of prior payments, subject to the terms of your rental agreement.

Late fees may apply when applicable.


Cancellation & Refund Policy

Deposits may be non-refundable unless otherwise stated in writing.

Cancellations made by the client may result in partial or full forfeiture of payments depending on timing, services reserved, and contractual obligations.

If TD Event Space must cancel due to circumstances beyond our control, liability shall be limited to payments made directly to the Venue.

We are not responsible for indirect costs such as vendor cancellations, travel expenses, guest accommodations, or other third-party losses.


Guest Capacity & Event Compliance

Clients must comply with all venue occupancy limits, fire codes, safety requirements, and local regulations.

Exceeding approved guest counts may result in immediate termination of the event without refund.

Clients are responsible for the conduct of all guests, vendors, and invitees.


Event Setup, Cleanup & Damages

Clients must follow all agreed rental times, including setup, event hours, and cleanup deadlines.

Additional charges may apply for:

  • Overtime use

  • Excessive cleaning

  • Trash removal beyond standard use

  • Property damage

  • Unauthorized decorations

  • Furniture misuse or removal

  • Repairs caused by guests or vendors

Clients are financially responsible for any damages caused during their event.


Private Events Only Policy

TD Event Space is a private event venue intended solely for private gatherings and pre-approved hosted events.

The Venue is not available for public events open to the general public.

The following are strictly prohibited:

  • Ticket sales to the general public

  • Public admission events

  • Walk-in public access

  • Events advertised as open to the public

  • On-site retail sales of products, merchandise, or services

  • Unauthorized food sales or commercial food vending

  • Pop-up shops, vendor markets, or flea market-style events without approval

  • Fundraising events involving public sales without prior approval

All events must be private, invitation-based gatherings. Clients may not operate the Venue as a public business location, restaurant, nightclub, bar, or retail storefront.

Any violation of this policy may result in immediate event termination without refund, cancellation of the reservation, additional fees, or denial of future bookings.

TD Event Space reserves the right to determine whether an event qualifies as private or public and to refuse service at its sole discretion.

Vendor Policy

TD Event Space may provide recommendations or referrals for third-party vendors such as caterers, decorators, DJs, photographers, bartenders, planners, and other event professionals as a courtesy.

These vendors are independent businesses and are not owned, operated, managed, or controlled by TD Event Space.

We do not guarantee the quality, availability, pricing, performance, or reliability of any third-party vendor.

Any contracts, payments, disputes, damages, cancellations, or service issues involving vendors are solely between the client and the vendor.

TD Event Space shall not be held liable for any issues arising from third-party vendor services.

Clients are encouraged to perform their own due diligence before hiring vendors.


Alcohol Policy

TD Event Space does not provide, sell, serve, supply, or distribute alcoholic beverages.

Clients who choose to have alcohol at their event are solely responsible for compliance with all applicable laws and regulations, including those required under the laws of the State of Colorado.

The client assumes full responsibility for:

  • Preventing underage drinking

  • Monitoring alcohol consumption

  • Preventing intoxication-related incidents

  • Hiring licensed bartenders if required

  • Obtaining necessary permits or insurance

TD Event Space shall not be liable for any alcohol-related incidents, injuries, damages, claims, fines, or legal issues.

We reserve the right to terminate events involving alcohol violations without refund.


Event Insurance

Clients may be required to obtain special event liability insurance, particularly for weddings, private parties, corporate events, and events involving alcohol.

For alcohol-related events, host liquor liability coverage may be required.

The insurance policy may be required to name TD Event Space as an Additional Insured, and proof of coverage must be submitted before the event.

Failure to provide required documentation may result in cancellation of the reservation or denial of access.


Decorations & Venue Restrictions

Clients may not use:

  • Open flames unless specifically approved

  • Glitter, confetti, rice, or difficult-to-clean materials

  • Nails, screws, staples, or damaging wall attachments

  • Smoke machines without approval

  • Illegal substances or unlawful activities

Additional venue-specific restrictions may apply and will be outlined in the rental agreement.


Security Deposit Policy

A security deposit may be required to secure the reservation and protect against damages, excessive cleaning, overtime use, policy violations, or additional charges incurred during the event.

The security deposit amount, due date, and refund terms will be outlined in the individual rental agreement.

The security deposit may be partially or fully withheld for reasons including, but not limited to:

  • Property damage caused by the client, guests, or vendors

  • Excessive cleaning beyond normal event use

  • Trash removal beyond standard disposal

  • Overtime use beyond the contracted rental period

  • Unauthorized decorations or prohibited materials

  • Missing furniture, equipment, or venue property

  • Violations of venue policies or rental terms

  • Additional staff, security, or emergency services required due to the event

If no damages or violations occur, the refundable portion of the security deposit will be returned within the timeframe stated in the rental agreement.

TD Event Space reserves the right to charge the client for damages or expenses exceeding the security deposit amount.


Force Majeure

TD Event Space shall not be held liable for failure to perform its obligations when such failure is caused by circumstances beyond its reasonable control, including but not limited to:

  • Severe weather

  • Natural disasters

  • Fire or flood

  • Power outages

  • Government restrictions or shutdowns

  • Public health emergencies or pandemics

  • Labor strikes

  • Civil unrest

  • Acts of terrorism

  • Emergencies

  • Acts of God

  • Any other unforeseen event beyond reasonable control

In such cases, TD Event Space reserves the right to reschedule the event, issue a partial credit, or provide remedies at its sole discretion based on the specific circumstances.

TD Event Space shall not be responsible for indirect losses including vendor cancellations, travel expenses, hotel costs, guest accommodations, or other third-party expenses.


Parking & Vehicle Liability

Guests, clients, and vendors are responsible for their own vehicles and compliance with all parking rules, restrictions, and local regulations.

TD Event Space is not responsible for:

  • Theft

  • Damage

  • Towing

  • Break-ins

  • Accidents

  • Personal injury

  • Lost property

  • Vehicle-related incidents occurring on or near the property

Improperly parked vehicles may be subject to towing at the owner’s expense.

Clients are responsible for ensuring guests and vendors follow all parking instructions provided by the venue.


Personal Property Left Behind

TD Event Space is not responsible for personal items, decorations, gifts, equipment, supplies, or other belongings left behind by clients, guests, or vendors before, during, or after an event.

Any items remaining after the event must be removed within the agreed rental period unless prior arrangements have been made.

Items left behind may be discarded, donated, or otherwise removed at the sole discretion of TD Event Space after a reasonable holding period.

The Venue shall not be liable for loss, theft, or damage to any personal property left on the premises.


Noise Ordinance & Music Policy

Clients must comply with all applicable local noise ordinances, venue sound restrictions, and event time limitations.

Music volume must remain at a reasonable level and may be subject to venue staff approval at any time.

Outdoor amplified sound may be restricted or prohibited depending on the event type, time of day, and local regulations.

All music, DJs, live entertainment, and amplified sound must end by the designated cutoff time stated in the rental agreement.

Failure to comply with noise restrictions may result in immediate reduction of sound levels, termination of entertainment, additional fees, or event termination without refund.

Clients are responsible for the conduct of DJs, bands, performers, and entertainment vendors.


Smoking, Vaping & Marijuana Policy

Smoking, vaping, marijuana use, and the use of any tobacco, cannabis, or smoking-related products are strictly prohibited inside TD Event Space.

If designated outdoor smoking areas are permitted, all smoking activity must remain within those approved areas only.

Improper disposal of cigarette butts, smoking materials, or related waste may result in additional cleaning fees.

The use of illegal substances is strictly prohibited anywhere on the property.

Even where marijuana use may be legal under the laws of the State of Colorado, TD Event Space reserves the right to prohibit marijuana use on the premises.

Violation of this policy may result in immediate event termination without refund, additional cleaning fees, or liability for damages.


Illegal Substances & Unlawful Activity

The possession, use, sale, or distribution of illegal drugs, controlled substances used unlawfully, weapons prohibited by law, or any unlawful activity is strictly prohibited on the premises.

Clients, guests, and vendors must comply with all local, state, and federal laws at all times.

Any illegal activity may result in:

  • Immediate event termination without refund

  • Removal of guests or vendors

  • Involvement of law enforcement

  • Additional liability for damages or legal consequences

TD Event Space reserves the right to take immediate action to protect the safety of guests, staff, and the property.


Children Supervision Policy

Children attending events must be supervised by a responsible adult at all times.

Running, climbing on furniture, unsupervised access to restricted areas, and unsafe behavior are not permitted.

TD Event Space is not responsible for injuries, accidents, damages, or incidents involving unattended or unsupervised minors.

Parents, guardians, and the client assume full responsibility for the supervision and safety of all children attending the event.

Any damages caused by minors shall be the financial responsibility of the client.


Photography & Marketing Release

TD Event Space may photograph or record portions of events, venue setups, dĂŠcor, and general event spaces for marketing, promotional, advertising, website, and social media purposes.

By hosting an event at TD Event Space, the client grants permission for general venue photography that does not intentionally focus on private personal moments unless otherwise agreed.

If the client wishes to request privacy or opt out of marketing-related photography, such request must be submitted in writing prior to the event date and approved by TD Event Space.

Professional photography or videography conducted by client-hired vendors remains the responsibility of the client and must comply with all venue rules.

TD Event Space reserves the right to use non-private venue images for business promotion.


Final Walkthrough & Venue Inspection

At the conclusion of the event, TD Event Space reserves the right to conduct a final walkthrough and venue inspection to assess:

  • Property condition

  • Cleanup status

  • Damages

  • Missing items

  • Overtime usage

  • Policy violations

  • Additional cleaning needs

The client or an authorized representative may be asked to participate in the final inspection.

Additional charges resulting from damages, excessive cleaning, overtime, or policy violations may be deducted from the security deposit or billed separately if costs exceed the deposit amount.

The Venue’s final inspection findings shall determine any applicable post-event charges.


Right to Refuse Service

TD Event Space reserves the right to refuse service, deny entry, or terminate any event without refund if:

  • Venue rules are violated

  • Illegal activity occurs

  • Safety is compromised

  • Guests become disruptive, violent, or destructive

  • Payments are not completed as required


Limitation of Liability

TD Event Space shall not be liable for:

  • Personal injury

  • Theft, loss, or damage to personal property

  • Vendor-related issues

  • Weather-related disruptions

  • Power outages beyond our control

  • Acts of God

  • Government restrictions

  • Emergencies or unforeseen circumstances

Use of the venue is at the client’s own risk.


Indemnification

Clients agree to indemnify, defend, and hold harmless TD Event Space, its owners, employees, contractors, and affiliates from any claims, damages, losses, liabilities, legal fees, or expenses arising from the event, guests, vendors, alcohol service, or violations of these terms.


Governing Law

These Terms shall be governed by and interpreted in accordance with the laws of the State of Colorado.

Any disputes arising from the use of this website or venue rental shall be handled within the appropriate courts of Colorado.


Additional Rental Agreement Requirements

These Terms of Use & Conditions provide general policies for the use of TD Event Space’s website and venue; however, they do not replace the official TD Event Space Rental Agreement.

All clients booking an event at TD Event Space are required to review, agree to, and sign a separate Event Rental Agreement before their reservation is confirmed.

The TD Event Space Rental Agreement contains additional terms, event-specific rules, payment schedules, venue requirements, policies, restrictions, and responsibilities that are legally binding and must be followed by the client, their guests, and their vendors.

In the event of any conflict between these Terms of Use & Conditions and the signed TD Event Space Rental Agreement, the terms outlined in the Event Rental Agreement shall control.

Failure to comply with either these Terms of Use & Conditions or the signed Event Rental Agreement may result in cancellation of the reservation, forfeiture of payments or deposits, denial of access to the venue, additional fees, or immediate event termination without refund.


Changes to Terms

We reserve the right to update these Terms of Use & Conditions at any time without prior notice.

Updated terms will be posted on this page with the revised effective date.

Continued use of our website or venue constitutes acceptance of those changes.
